Terms of Service

The Platform publishes property listings supplied by licensed third-party real-estate agencies and their brokers ("Professionals") and helps you discover properties and contact the advertising agency. We are not a real-estate broker or agent, we are not a party to any sale, lease, or other transaction you may conclude with a Professional or property owner, we charge you no commission, and we do not hold client money. Any transaction you enter into is exclusively between you and the relevant parties.

Listing content — prices, descriptions, photographs, sizes, availability, and all other advertised details — is provided by the advertising Professional, who is responsible for it. The Platform operates integrity measures on a reasonable-efforts basis: Professionals are verified against their UAE licences, listings require a valid advertising permit before publication, supporting documents such as title deeds are checked (including automated document reading and permit checks), duplicate listings of the same property are blocked, and Professionals formally declare the accuracy of each listing and the authenticity of its documents.

These measures improve quality but are not a guarantee. We do not warrant that any listing is accurate, current, or lawful, and nothing on the Platform is a survey, valuation, or legal, financial, or investment advice. Always verify a property, its documents, and the counterparty independently before paying money or signing anything. Prices are as advertised by the Professional; any currency conversions shown are indicative display values only.

You may browse without an account; some features (saved properties, saved searches and alerts, enquiries history) require one. You must be at least 18 and provide accurate information. Accounts are personal: keep your credentials confidential and do not share or transfer your account. You are responsible for activity under it. Registration requires email verification, or you may sign in with a supported provider (such as Google or Apple); we may end inactive sessions in line with our session policy.

When you submit an enquiry on a listing, your contact details and message are shared with the advertising agency so it can respond — that is the purpose of the form, and it is stated next to the submit button. How agencies must handle your details, and how long we keep enquiry records, is described in the Privacy Policy. We are not responsible for whether or how an agency responds.

Property alerts and marketing updates are opt-in only: we send them when you enable alerts on a saved search or tick the marketing option, and you can switch them off at any time in your account. We may still send service messages that are necessary to operate your account (for example email verification, security, and legal notices).

You agree to use the Platform lawfully and only for its intended purpose of finding property and contacting Professionals. You must not: submit false enquiries or misuse contact forms (including spam or harassment); post or transmit unlawful, misleading, or infringing content; impersonate any person; attempt to access other users' accounts or non-public parts of the Platform; probe, disrupt, or overload the Platform; or use another person's identity or contact details without authority. Misusing the report-listing tool to make knowingly false reports is also prohibited.

You must not scrape, crawl, harvest, or systematically extract data from the Platform, reuse or republish listing data or databases, or access the Platform by any automated means (bots, scripts, headless clients) other than through interfaces we make available for that purpose and public search-engine indexing in accordance with our robots directives. Rate limits and other technical controls protect the Platform; circumventing them is a breach of these terms.

The Platform — its software, design, branding, and the compilation of its listings — is owned by us or our licensors. Listing content belongs to the advertising Professionals or their licensors. You receive a personal, non-transferable, non-exclusive licence to use the Platform for your own property search. No other rights are granted.

Some features rely on third parties — for example sign-in with Google or Apple, map imagery, and security challenges. Those services are governed by their own terms and privacy policies, and their availability is outside our control.

We may suspend or close accounts, remove content, or restrict access where we reasonably believe these terms are being breached, the law requires it, or the integrity or security of the Platform is at risk. You may stop using the Platform at any time and may delete your account yourself from your account settings (or as described on our account-deletion page); deletion and what we retain afterwards are described in the Privacy Policy.

The Platform is provided free of charge to buyers, on an "as is" and "as available" basis. We do not warrant uninterrupted or error-free operation, or that the Platform will meet your requirements. To the maximum extent permitted by law, we exclude liability for indirect or consequential loss and for any loss arising from your reliance on listing content or from dealings between you and a Professional, property owner, or other third party. Nothing in these terms excludes or limits liability that cannot be excluded under applicable law, including liability for fraud, or affects mandatory consumer rights you have under UAE law.

We may update these terms. Each version carries an identifier, and if the terms change materially you will be asked to review and accept the new version the next time you sign in. Your acceptance is recorded (including the version accepted and the time), as described in the Privacy Policy.

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute arising out of or in connection with them, without prejudice to any mandatory consumer-protection jurisdiction that applies to you. If any provision is held invalid, the remainder continues in effect.
